Three New Leases Inked at Long Island City’s Lion Match Building

Long Island City, NY – October 18, 2018 – Cushman & Wakefield announced today that the real estate services firm has arranged three new leases at the Lion Match Building located at 22-15 43rd Avenue in Long Island City, NY. A Cushman & Wakefield team consisting of Joseph Grotto and Edward Kent represented the landlord and managing agent, Werwaiss & Co., Inc. in each transaction.

RCN Telecom Services of New York, L.P., an industry-leading provider of high-speed internet and digital tv and phone services, signed a 10-year lease for 6,944 rentable square feet (RSF) on the recently renovated second floor.  RCN will be consolidating their footprint and moving from their current premises on the entire fourth floor of the building. The tenant was represented by Robert Meyer and Gary Kamenetsky of CBRE.

ClearChoice Management Services, LLC also recently signed a 10-year lease for 9,170 RSF on the third floor of the building. Through its affiliates, ClearChoice operates 45 dental implant centers across the U.S.  The company was drawn to the convenient location of the building, which is a short walk from seven subway lines, as well as the proximity to the rapidly growing Long Island City residential community.  ClearChoice was represented Patrick Steffens, Martin Cottingham, and Michael Gottlieb of Avison Young.

Finally, Werwaiss & Co. Inc. relocated its offices from midtown Manhattan to newly-built space on the third floor of the building. The location provides both a convenient commute from midtown Manhattan and close proximity to Werwaiss & Co.’s Long Island City and Western Queens portfolio of more than 75 properties.  The space will also serve as a model office for potential future tenants of the building.

“Given the favorable economic incentives and the easy commute to Manhattan, Long Island City is luring new tenants with great office space at an attractive discount to Midtown Manhattan rents,” said Joe Grotto of Cushman & Wakefield. “With significant new residential development in Long Island City, the building also provides a perfect location for companies like ClearChoice offering needed services to new residents in the neighborhood.”

Built in 1924 as a manufacturing and warehouse location for the Lion Match Company, 22-15 43rd Avenue is a four-story, 60,000 square foot boutique commercial office and retail building. The second and third floors of the building have recently been fully renovated with brand new tenant-controlled HVAC systems, as well as common corridors and bathrooms.  In addition, the attended lobby also received a cosmetic refresh, including the completion of a full wall mural of the Queensboro Bridge. The entire top floor (17,062 RSF of built out space) is available, along with three additional smaller office spaces – two built-out 1,623 RSF spaces and one unfinished 6,348 RSF space.  1,623 RSF of ground floor retail space is also available.  The remainder of the ground floor is currently occupied by the United States Postal Service and PAE.

The Lion Match Building is highly accessible by subway with close proximity to the Court Square, Queensboro Plaza and Queens Plaza transportation hubs which provide access to the E,M,7, R, N, W and G subway lines.  The building also has available on-site tenant parking.
